To Make a Booking
1.To book Saturday to Saturday week/weeks please click on the VisitScotland Secure Online Booking Facility link below to secure your booking immediately.  VS charge a 10% deposit on booking, with the balance of payment due two months ahead of your arrival date payable to ourselves, please see payment options below.  Please Note: This system will return and 'unavailable' result for periods outwith Saturday to Saturday bookings as well as for periods that are actually unavailable.

2.If you prefer to make your booking with ourselves or for bookings other than Saturday to Saturday bookings, short breaks, late availability offers etc :- Please first check that your dates are available by contacting Janet or Alastair either by telephone on 01721 729992 (+44 1721 729992) or on 07762 180229 (+447762 180229) or by emailing: apartmentbyroyalmile@hotmail.com  We will then hold the dates for you pending confirmation of booking.

alance of rental is due two months ahead of your arrival date.
Travel Insurance: Before finalising bookings/making payments we advise travel insurance. This is particularly important for those booking for periods exceeding one week, as these longer bookings can be difficult to re-let, especially if a cancellation is made close to the arrival date.

All rates quoted are fully inclusive of gas, electricity, towels, linen and tax.  Internet access is available at no extra charge.  Many low season dates are available as three and four night lets.

Payment:
1.We accept cheques drawn on UK bank accounts which should be made payable to Janet Cumming. (
Only exception is for last minute bookings made within a few days of arrival when we require a credit card payment at the time of booking or if this isn't available, we can accept cash payment on arrival. Please note that payment on arrival is not acceptable for dates booked in advance)
2. Payment by Mastercard or Visa for which we require:- a).Sixteen digit card number: b).The start date (if available): c).The end (expiry) date as shown on the card: d).The security number from the back of the card: (last three digits of the number along back of card): e).The exact name on the card: f).The full address including any house/street number and postcode of the card holder as registered with your credit card company: Lastly - please send us a note either by e-mail or by post (on booking form) to the effect that you are authorising your credit card to be debited for the deposit amount and also for the balance of rental when it falls due.
3. International Payment Form. This is a method which you may prefer to use when transferring funds from a currency other than Sterling. We will supply necessary bank details via e-mail. Please Note: If the payment reaching our bank account is less than the agreed sum of the rental, the balance must be paid on arrival, conversely if the amount received exceeds the agreed rental, the excess amount will be refunded on arrival.
4. BACS This method is quick and easy if you use on-line banking within UK - BACS can also be accessed via your local bank. As above, we will supply our bank details via e-mail.
Please Note. We do not have a secure site, therefore we recommend either telephoning with credit card details to +44 1721 729992 (outside UK) or 01721 729992 (within UK) or adding the details to your completed, signed booking form if posting.


Booking In / Booking Out Times:
The flat is available from 2.00pm on day of arrival and must be vacated by 9.30am/10.00am on day of departure.
 
Booking in early: If you expect to arrive in Edinburgh before 2.00pm, it is usually possible to leave luggage at the flat from 10.00am onwards as long as you let us know when to expect you. Please confirm the time you expect to leave your luggage. We regret we are unable to accept luggage before 10.00 a.m. as the previous guests' rental time extends to 10.00 a.m. on the morning of their departure

Grocery Orders:
It is possible for you to order groceries online.  There are several local food shops/supermarkets which deliver to St. Mary's Street including:- Real Foods: Sainsuburys: Tesco: Waitrose: Asda

 
Cancellations:
In the UK, the acceptance of a hotel/apartment booking by telephone or in writing is generally regarded as a legally binding contract. If you have cause to cancel your reservation, please advise us immediately and confirm this in writing/by e-mail to us. If we are unable to re-let the accommodation we are entitled to claim compensation, up to the whole of the agreed price.
It is therefore in your interest that we recommend holiday insurance.
We will make every effort to re-let the accommodation on your behalf. Should the accommodation be re-let for the whole of the period you have booked and at the full price, we will return all monies - including deposit - paid to us, less a small amount for administration. Should the accommodation be re-let for only part of the period you have booked, we will return that portion of the rental to you.

Conditions of Hire
Please read following conditions carefully.

In these conditions the following expressions shall have the following meaning. 'The Owners': Mr.& Mrs. A. R. B. Cumming. 'The Hirer': The individual (ie the person signing the booking form)or company booking the Accommodation. The'Rates'or 'Rental': The hiring Rate/ Rental of the Accommodation as stated in the Owners' Web Pages. [or as stated in offer letter and confirmed by owner(s)].The 'Accommodation': The holiday accommodation flat 'Apartment by Royal Mile' or 'Flat 7', booked by the hirer.
1.All confirmations of provisional bookings must be accompanied by completed booking form and deposit as specified in the Price List in respect of each week of the Hire of Apartment by Royal Mile.
2.The Owners will confirm the acceptance of the booking in writing or by e-mail to the Hirer. The Owners will at that time inform the Hirer of the due date of the balance of Rental, which is due one full calendar month before the commencement of the Hire, except in case of Christmas/New Year/August bookings when the balance is due two months ahead of arrival date. 
3.If the balance of the Rental is not paid by the Hirer by the due date, the Owners reserve the right to re-let the Accommodation. 

4.If the Hirer wishes to cancel the Accommodation, he shall notify the Owners in writing. If the Owners are able to re-let the Accommodation, the Hirer will be refunded in full, less a small administration fee. If the Owners are unable to re-let the Accommodation, the Hirer will be responsible for payment of the full price of the Accommodation for the period booked.
5.If the Accommodation becomes unavailable for any cause whatsoever prior to the commencement of the period of Hire, the Owners' liability shall be limited to a refund of the rental.
6.In the interest of other residents in the building in which Apartment by Royal Mile is housed ( no. 7 St. Mary's Street), the Owners reserve the right to request any guest causing a disturbance or behaving offensively to leave the Accommodation immediately.
7.The Accommodation is available for a maximum of four people. The Owners reserve the the right to request any person or persons, whose name/names do not appear on the Booking Form and using the Accommodation, to leave the Accommodation immediately.
8. The accommodation is available from 2.00 pm on the day of arrival and latest booking out time is 9.30 am on day of departure.

9.The Hirer shall be responsible for all loss and damage caused by him or members of his party to the Accommodation or its contents during the period of Hire. Please report all damages before departure.
10.The Hirer shall leave the Accommodation in a clean condition and will be responsible for removal of refuse for uplift by Edinburgh Council Cleansing Dept. No refuse or boxes/bags from purchases etc. should be left in the flat or anywhere in Building No. 7.  If the flat is left in an untidy state or bins left unemptied the owners reserve the right to charge a £15.00 cleaning fee.

Regret: The apartment is unsuitable for pets. Please Note: The apartment is strictly No Smoking.
